Lot buyer seeking set of rules for new airpark


Does anyone have a set of airpark property owner’s association rules/bylaws they can share. I am in the process of buying a lot on a airpark that is under development and the property owner’s association will need to be formed and rules/bylaws written. The property owner’s association will own the common roads, common areas, and runway.

Many states have laws governing property owners associations, Home owners associations, etc. These laws, depending on the state, may set requirements for establishing budgets, having audits of the books conducted, and specifying items that CANNOT be included in covenants. Make sure that if such a law exists in your state, that you have a copy of it and make sure your covenants are in compliance with the law.

Covenants and Corporate bylaws for the HOA (as a non-profit corporation) are two distinct documents. Covenants are the “rules to live by” and also tie the HOA as a non-profit corp to the community. The Corporation by-laws are usually approved by the state Secretary of State and govern the operation of the corporation.

I suggest you go through some of the CC&Rs that we’ve got listed, find the parts that seem proper to you and get them to the developer. A good attorney should be able to help write good rules that fit the lifestyle you are looking for.

KearneyHub.com: Still no airpark decision


From Kearney, Nebraska’s KearneyHub.com:

The doctor hoping to build an aviation community south of Riverdale will wait until June for a decision on his zoning permit request.

Dr. Mark Meyer, who owns an airstrip and lives two miles south of Riverdale near Cottonmill Road and 85th Street, made the request. He hopes to receive a permit for 16 hangar homes.

A victory for developer


From The Democrat in Senatobia, Miss., Melissa Turner reports:

“After an hour-long and emotional public hearing, the Tate County Board of Supervisors upheld a Planning Commission decision allowing a private airpark in eastern Tate County.”

Ex Ottawa military field becoming residential airpark


A former military airstrip near Ottawa, Ontario, Canada, is about to get a makeover as it is converted into a 326-home airpark. Named Tailwind Estates, the plan calls for 31 runway lots (average price $182,000) in the mix.

The runway will be 4,000 feet long and homes are expected to range from $500,000 to $2 million.

Bank offers lots adjoining New Jersey airport


A plan to develop a 19-lot development adjacent to the privately-owned Sky Manor Airport at Pittstown, New Jersey, has hit a bumpy road and the property has been turned over to the primary lender, Metuchen Savings Bank.

Ken Totten, chief lending officer, said his bank took over the property when the original developer couldn’t repay development loans. As a result, the bank is now marketing the 15 lots to which it now has clear title.

Geelong, Australia, to get residential airpark


Residential airpark development is getting a new boost from the former mayor of Geelong, Australia, according to a story in the Star News Media.

The plan is to turn Barwon Heads Airport into a new regional base for light aircraft, including a residential development. The project leader said pressure throughout the area is forcing general aviation aircraft out and this airpark development should be a real boom for the Geelong area.

Residential airpark plan tabled


From the North Platte, Nebraska Telegraph:

A proposal for a residential airpark south of Riverdale drew opposition from about 20 neighbors before it was tabled Thursday night.

The Buffalo County Planning and Zoning Commission tabled a request from Mark Meyer and Onion Crest LLC for a special-use permit that would allow 16 additional hangars with residences at an existing private airstrip near Cottonmill Avenue and 85th Street about two miles south of Riverdale.

Commissioner Ken Erickson moved to table the permit because he wanted a better understanding of how the subdivision regulations passed by the Buffalo County Board of Supervisors on Tuesday will affect the proposal.

Two airparks in development in Thailand


While the story is undated, the Homes Go Fast website is reporting two airpark development projects in Thailand.

Scheduled for completion in 2013 and developed by Best Ocean Golf, the Bt10 billion project also includes a luxury hotel and a 54-hole golf course with clubhouse, all on a 2,800 rai plot on Rama II Road in Samut Sakhon’s Muang district.

The story also notes that airpark living “could well be the next trend in modern luxury living, property developers that build spaces for private aircraft parking seem to be on the increase in Thailand.”

Insurance for an airpark in development


We received the following from Ron Lock:

I am building an airpark in Mississippi, about 12 miles N/W on McComb (KMCB) in Auburn MS. It is 3,000 ft and includes a 300 ft. overrun (grass). Runway 6/24 will be called Lockhaven Airpark LLC. This is the runway area, and there is a 3 1/2 acre section for hangers that will be called Lockhaven Properties LLC. For future development I am putting in a 10-acre lake and will still have about 40 acres for future home sites.
