LAND O’LAKES, Florida – Pilot Country Estates is a 74-lot development on Pilot Country Airport located between Tampa and Brooksville, Florida.
Frank Malowany, spokesman for the development, said the first half of the project on the west side of the runway, has been sold out and 1-acre runway and 1-acre taxiway lots are now being sold on the east side of the airport. The project already has a number of homes on the original tract and half of the remaining lots are already sold.
“This is a well-planned community for the ultimate in airport estate living,” Malowany said. He pointed out that extensive deed restrictions have been prepared and filed with the county. That is why the development has been progressing well, Malowany said.
Pilot Country Airport is 26 DME miles northeast of the PIE vortac on the 020 radial. It’s on the Jacksonville sectional. Virtually everything a resident might want is within minutes, but the airport itself still remains in a rural area.
Ambulance service is just a couple minutes away, as is the Land O’Lakes fire department. A hospital is within a 12 minute drive. Schools, from elementary through community college, are in the area and major highways are just a few miles off.
There is a shopping plaza nearby, golf courses and gulf beaches, and major recreational facilities like Disney World and Sea World are less than two hours drive – obviously much less by plane from Pilot Country Airport.
The deed restrictions spell out guaranteed runway access via taxiway. A maintenance fee of $25 per month is assessed each property owner.
Other specific deed restrictions include:
- Single family residences only; no sub-dividing of individual lots; minimum house size is 2,000 feet exclusive of accessory buildings or facilities like porches and carports; all accessory buildings must conform in design, quality and materials with the main residence; the developer must approve building plans in advance; home construction must start within three years of lot purchase and completed within a year,
- No mobile homes or factory builts are permitted nor are temporary structures during construction; all wiring is underground; no commercial trade or activity of any kind is permitted.
- The covenants and restrictions also spell out ways to change rules and how to prosecute actions against anyone violating the restrictions.
- The runway itself is 3,700 feet long and 75 feet wide. It is paved, as are the taxiways.
